BUDGET PLANNING

Price the condition—not a generic unit.

Public industry benchmarks often combine repairs with vacancy loss. J&A's quote is based on the inspected scope, labor, materials, access and schedule.

*Planning examples based on published make-ready industry ranges, not a J&A guarantee or quote. Material lead times, permits, hidden conditions, occupied-unit rules and approved scope can change timing. Dollar pricing will be published only after J&A validates its real rate structure.

SINGLE UNIT TO LARGE-SCALE EXECUTION

Structured for projects of 300+ units.

J&A organizes multiple crews, phased unit releases and repeatable finish standards for high-volume work—while remaining accessible to local owners with one property or one urgent turn.

300+units

02

03

04

One close-out record

Approved scope, changes, progress evidence, final photos and invoice alignment.

HOW IT WORKS

A clear operating path from request to rent-ready.

FAQ

Questions a property team should be able to answer quickly.

01Can J&A handle more than one unit at a time?+

Yes. J&A has the team capacity to organize projects of 300+ units. The production plan is phased according to condition, scope, access and target dates.

02What is included in a unit turn?+

Each scope is built from the actual unit condition. It may include painting, drywall, flooring, cleaning, trash-out, punch-list repairs and approved refresh work.

03How are additional repairs controlled?+

Work outside the approved scope should be documented and submitted for approval before proceeding, except where a separately approved emergency rule applies.

04Do owners need to be onsite?+

No. Remote-owner work can be coordinated through access instructions, written scope approval, milestone updates and final documentation.

05How long does a turn take?+

Timing depends on unit condition, material availability, access, inspections and the approved scope. J&A will define the working schedule after review instead of publishing a one-size-fits-all promise.
